The Illinois General Assembly defines “Affordable Housing” as “ housing that has value or cost or rental amount that is within the means of a household that may occupy moderate-income or low-income housing.” This definition can also be found in the Village’s of Lily Lakes“Affordable Housing Planning Act” (the “Plan”) dated April 23, 2021 and adopted by the Village on April 26, 2021. The Plan also contains calculations which determine the affordable rents and housing payments for Lily Lake. The details of these calculation can be found on pages 3 and 4 (please reference the below link)
The Plan states that due to the “relatively high value of land in Lily Lake makes it impractical to achieve the goal of the Plan through the creation of new affordable single-family detached dwellings.” It then goes on to say “Rather, the focus could be on the creation of new affordable units in multi-family buildings.” The Village is located in the Chicago Metropolitan Statistical Area (the “Chicago MSA”). The Chicago MSA assigned an affordable monthly rent payment of $916 to the areas that are located in the Chicago Metropolitan region.
The average rent for a 1 – 3 bedroom apartment in St. Charles, Batavia, and North Aurora is $1,600 - $2,400 per month. The average monthly rent for a similar sized apartment in Geneva is $1,700 - $2,600 per month. To find an area that offers rents that are considered affordable by the Chicago MSA calculations of $916 per month, you need to look at DeKalb.
The Village will need to plan for a minimum of 18 housing units to be built over a projected timeline of five to ten years. Nine of these units will need to be built within the first five to seven years. The remaining units are to be available in seven to ten years. We are already two years into this timeline. The Village will, therefore, need to complete the first set of units within the next three to five years.
How does the April 23, 2021 Plan adopted by the Village propose to accommodate the proposed multi-family buildings within this timeline? Through the “elective rezoning” of the approximately 27 acres located along the Route 64 and Route 47 corridor which is currently zoned B1, B2, and other “lightly commercially zoned areas”. The Plan further states that it will even “discourage and perhaps eliminate existing B2 land use.” The redevelopment/rezoning options of these parcels were also enacted to “encourage the termination” of what the Village views as failing businesses (please reference the September 14, 2020 and October 5, 2020 approved minutes of the Planning Commission).
All of the communities surrounding Lily Lake, such as Elburn and Wasco, have commercial components that offer economic value. These components are key to enabling their communities to ability to support their residents not only with much needed revenue but with valuable conveniences. The intersection of Route 47 and Route 64 is in the heart of Lily Lake. What people need to see is a thriving community and that is what we will work to achieve as members of the Village Board.
2017 Consolidated election results.
32.90% registered voters turned out. 228 ballots cast with 693 voters.
1 candidates was running against the sitting administration for President.
The other write-in was attempting to fill in a open position for trustee with good intent. When the administration got wind of this, they found a candidate to run as a write-in against him. The administration campaigned
2019 Consolidated Election Results:
32.10% of the registered voters turned out. 252 ballots were cast with 785 voters. The same 2 candidates from 2017 are now running again against the candidates up for re-election in 2019, again. Running to make a difference. Running to stop the practice of "business as usual" .

Being financially responsible means living within our means. It really is that simple – and a budget is the crucial first step. Keeping track of our income and expenses and we can have better for' less than the current administrations way of doing business.
Open communication is readily sharing information between the residents and the officials using transparency, honesty and consistent, using a proven method. We do not believe communicating through a social media app is transparent. The current administration has been doing it this way for years and it doesn't work. you should not have to hunt for it, information should be provided to you directly.
Most boards conform to that standard as a matter of course – We want to get involved, find the issues, stop the tax levies. Current board members are regular people and as such, are capable of making decisions based upon personal feelings, we will do it with facts and figures.
We support balanced growth that enhances quality of life and employment opportunities, make it affordable for those who live, work, and play in the village and aligns with the long-range community planning efforts.
we must understand the various factors that work to divide us. One thing we can do right now as individuals is pause and consider our thoughts, feelings, and behaviors and identify the psychological factors at play., communicate better with the community as a whole and get involved.
John has been a resident of Lily Lake since 2016, but is a native to Campton Township since 1987; born and raised in The Windings of Ferson Creek. Growing up in the area, John has greatly benefitted from the Village attending the District 301 schools, Lily Lake Grade School, Central Middle School, and Central High School, and has the fondest memories of hanging out at The Pride when it was more than just a gas station. He has enjoyed living and expanding his family in the Village with its small town feeling and serene surroundings. He looks forward to his daughters going through the District 301 schools just as he did and to continue growing his involvement within the community. John aims to maximize the benefits the Village has to offer while maintaining the serene small town atmosphere the community knows and loves.
John is running as a write-in candidate.

Doug has been a happily married man for 35 years. He and his wife are the proud parents of 2 young men and are pleased to announce the arrival of their first grandson. Doug has lived in the Village of Lily Lake for over 25 years. Both of Doug's children were students of District 301 and family is everything to him. 20 years ago Doug started a business to support the needs of the local community that employs both family and local residents and continues to thrive. Doug's involvement does not end there. He continues to volunteer in some of the surrounding communities homeless shelters and is a proud sponsor to many local charities. Doug has seen the many ongoing issues within our local government and he would like to participate in helping in an official capacity to bring change and insuring we have improved communication and full transparency.
Susan has been a resident of Lily Lake for 9 years and has been operating a small business in the Village for the past 6 years, which has given her the opportunity to meet and work with some of the local residents. This is in addition to Susan having an accomplished career, being employed for one of the largest global wealth management firms In Chicago for the past 13 years. Having to commute to the city for work, Susan appreciates coming home to the tranquility of the Village. With the passage of time, she has witnessed first hand the growing pains the Village continues to struggle with. Susan is seeking a position in local politics. This will be new to her and she welcomes the challenge. Susan will bring her skill set, work ethic, and a fresh perspective to help preserve the robust qualities that Lily Lake has to offer.
Craig has been a resident of Lily Lake since 2010. He is a proud father of 3, and a grandfather of 6. Prior to his time here in Lily Lake, Craig resided in Burlington Illinois operating an equestrian estate and a service based heavy equipment company and is a proud member of local 150. He has always enjoyed the farm life and the great outdoors. He appreciates the value of country living. Craig has been a proud member of a worldwide fraternal organization for the past 16 years and continues to serve. This enables him to fulfill his desire to help those who are less fortunate. He has held office for a wide range of positions within this organization. Craig would like to bring that experience to the Village. His passion for this endeavor is steadfast, as he is well aware of the issues and the need for some responsible change.
Bill has been a resident of Lily Lake since 2014. Prior to moving to Lily Lake, he was a resident of the Elburn community for 15 years. Bill has been married to his wife, a member of the community for 25 years and has two grown daughters who attended schools in the area. He served as Treasurer for the HOA of Sunset Views Subdivision from 2015-2020. He has been a business owner in the community since 2015 and he is part of a local group of business owners that work towards helping others. Bill enjoys all this community has to offer and welcomes the opportunity of taking on the role as trustee.
